Rent, Tenancy Agreements and Maintenance
Tenants pay a monthly rent to RBMHO. Following a major review of the costs of maintaining our properties at the required standards the rent model has been changed. From 1 July 2027 the rent wil be £450pcm (plus inflation during 2026). Tenancies beginning before 1 July 2026 will be £342pcm rising to £450pcm (plus inflation) on 1 Juy 2027. Tenancies beginning after 1 July 2026 will be £450pcm as we are unable to raise the rent more than once in a year and want to keep all rent rises on the same date.
If a tenant makes an Interest Free Loan to RBMHO or takes an Equity Share this may result in a reduction in rent. Details can be found in our Rent Policy.
The Organisation looks after the property’s building insurance, plumbing, heating and electrical repairs, fixtures such as kitchen units and bathrooms and exterior maintenance. We provide 24/7 cover for heating, plumbing, electrics and locks. Tenants are responsible for maintaining the interior decoration and garden as well as paying all normal outgoings such as Council Tax, water & sewage charges, gas, electric and telephone bills as well as contents insurance. RBMHO provides permanent homes with AssuredTenancies in England, the Scottish Government Model Private Residential Tenancy Agreement in Scotland, and Occupation Contracts in Wales. For married couples joining RBMHO, all tenancies / contracts are on a joint basis and give a continuing right of occupation to a surviving spouse.
In the eventuality that a tenant marries at a later date, their spouse will not be granted tenancy rights, and if their spouse survives them they will be expected to vacate the property. Beyond this, housing cannot be made available to dependent relatives.
Sometimes circumstances alter and an existing home becomes unsuitable, in which case sympathetic consideration is given to rehousing, if required. However, we are unable to provide flats in sheltered accomodation or nursing home care.
